American Modern Homes Corporation may be a new name to the Findlay area but the owner Barry Simmons has been in the building Industry in and around Hancock County for over 25 years. Barry started his long time relation with Unibilt Industries back in 1994 with Mid-State Homes which was located along I-75 on Stanford Parkway. Has personally been involved in the construction of several hundred homes in Hancock, Seneca, Wyandot, Wood, Putnam, Henry, Allen, Hardin, Sandusky, and Ottawa Counties. Cape Cod Homes
Cape Cod homes have a distinct look all their own and have been the popular choice for buyers that wish to get involved in building process and gain some sweat equity in their home. The second floor can be finished as part of the building process or remain unfinished until the need for more living space is required due to a growing family or just choose to have additional living space. Most floor plans are designed so the 2nd floor has 2 bedrooms and a full bathroom once finished. The 2nd floor can be finished at a later date with little or no disruption to the main floor.
There are several standard floor plans that range from a 2 bedroom around 1,000 SF to larger 3-4 bedroom plans of over 2,700 SF. Although the 8ft ceiling height is standard, most plans are available with the optional 9FT ceilings. Many floor plans are designed for building over a basement, or course all floor plans can be built over a crawlspace.
Two story homes have long been the choice for those who wish to use all of the 1st floor as living space and have all the bedrooms on the 2nd floor. This was desired design of the buyer who wanted to be close to their children when they were young. But as needs change as with empty nesters the floor plans have evolved as well. Many of the new floor plans are larger homes with the master bedroom located on the 1st floor and then all secondary bedrooms on the 2nd floor.

You can start with a standard floor plan and make small changes to make the home your own. Use part of a standard plan and then add some site built features and additions with unlimited options.
